Broker Collaboration Expectation and Disclosures

We welcome and we appreciate all of your hard work in bringing your clients into our buildings. At SIBA, our priority is to serve our residents and our communities. Therefore, every single application is diligently reviewed to make sure it follows our community guidelines.
We understand every management company has a different set of requirements for collaborating Real Estate Agents and Brokers. At SIBA, we believe New York City Real Estate Agents are a part of our community. Therefore, we want to clearly state what we expect from collaborating agents and brokers for our listings:
1.Upon application submission you must register your client by emailing hello@sibamgt.com
with the email subject as <your name- Broker Registration> <Client name> . You should attests that you have pre-screen and pre-qualified your client.
2. You must submit a completed application with all required documents for your client.
3. Provide a signed Agency Disclosure by your tenant
4. You have always been in contact with SIBA Leasing Team in regards to showing, offers, etc.
5. Ensure you check our website for current availability, price, concessions and leasing terms.

If your client’s application is “disapproved”, we do not and we can not discuss his or her application with you, unless we receive a notarized letter from the client granting us the authority to disclose their confidential information to you.

Schedule Inspection
:
All Tenant are required to schedule and be present for move in and move out inspections with their building superintendent at least 7 days in advance.
Move In Inspection Must be scheduled, finished, accepted by the tenant on or before the Lease Start Date.
Move Out Inspection Must be scheduled, finished, accepted by the tenant on or before the Lease End Date.
Move in or out is not allowed on Saturdays, Sundays, or holidays. Moving is only allowed on weekdays between 10 am - 5 pm.
All moving in and out must go through the service entrance and elevators at all times.
Tenant must sign the move in and move out inspection report, if tenant can not be present for the inspection, or refuse to sign the inspection report, tenant hereby accepts the condition of the apartment on the inspection report.
Moving Insurance Requirement :
Tenant, at his/her expense, must employ a moving company for all furniture entry to the building and/or removal from the building. The moving company must provide to the Landlord and the Management a Certificate of Liability of Insurance, with a limit of not less than $1,000,000.00 US Dollars, and Certificate of Workers Compensation.
The Landlord must be named as the certificate holder, and the Management must be named as additional insured in the Liability Insurance certificate:
These certificates must be in the Landlord’s management office at least seven two (72) hours prior to any moving in or moving out of the building.
The Certificate of Insurance must include the following:
(1) General Liability of at least $1,000,000.00
(2) Workmen’s Compensation
(3) Additional Insured: SIBA MGT. INC.

Communication:
Management can not be engaged with 3rd party on behalf of residents or prospective tenants, it is the tenant's responsibility to communicate directly with your moving company and provide the required Certificate to the management.
